SunCap Property Group and Inclenberg Investments announced the groundbreaking of the final building at Gilbert Spectrum Business Park. The ceremony took place on June 10, 2026, at the property in Gilbert, Arizona. The 101,000-square-foot speculative industrial building represents the eighth and final structure in the Gilbert Spectrum Business Park, a master-planned development overseen by SunCap Property Group. Construction is being handled by Graycor, with delivery scheduled for the second quarter of 2027. Less & Associates Arizona has been engaged to lead leasing efforts for the building.
The park was designed by Balmer Architectural Group, with architectural features that include painted concrete walls in Southwest earth-tones, glass and steel entry accents, accent wing walls, and skylights, creating a cohesive aesthetic that has defined Gilbert Spectrum’s identity since the park’s inception.
Bowman served as the civil engineering partner throughout the park’s entire development, providing expertise across every building from groundbreaking to completion.
Since the park’s first building delivered a decade ago, Gilbert Spectrum has attracted a diverse roster of industry leading tenants, including Northrop Grumman, Banner Industries, S&M Moving Systems, Varsity Brands, and Pella Windows. The park has established itself as a destination for companies seeking high-quality industrial and office space in the greater Phoenix market.

Representatives from the Town of Gilbert were in attendance to celebrate the milestone.
