Heritage Park, one of the East Valley’s most anticipated mixed-use developments, broke ground in May 2025 at the northern gateway of Gilbert’s Heritage District, marking the first phase of this 10-acre downtown destination that promises a dynamic mix of restaurants, retail, luxury residential, and a community-focused town square. Creation, in partnership with Crescent Communities – a nationally recognized, market-leading real estate investor, developer, and operator of mixed-use communities – together are leading the development of Heritage Park, which encompasses an entire city block at Gilbert Road and Juniper Avenue. The initial phase includes approximately 47,000 square feet of retail and restaurants; NOVEL Heritage Park, a 288-residence dynamic luxury multifamily community; more than 300 surface parking spaces; and a lush public square with water features, mature landscaping, public art, and walking and biking paths.
Flagship Restaurant Group has secured a prominent presence at Heritage Park, leasing 14,000 square feet to bring three of its popular restaurants to the East Valley, including Ghost Donkey, Palma, and Blue Sushi Sake Grill, setting the tone for Heritage Park’s culinary identity. Creation is in advanced negotiations with additional restaurant and retail tenants to be announced soon. Future phases of Heritage Park will include a 125-room hotel, office, and additional parking.
“Bringing Heritage Park from vision to reality is a collaborative effort, driven by our exceptional development and construction teams, supportive town leadership and visionary tenants,” said David Sellers, co-founder of Creation. “Together, we are committed to creating an iconic gateway into Gilbert’s Heritage District—one that enhances quality of life, celebrates local culture and offers an exceptional experience for both residents and visitors.”
NOVEL Heritage Park, which is set to deliver in March 2027, is part of Crescent Communities’ award-winning NOVEL multifamily brand focused on luxury spaces in urban environments. NOVEL Heritage Park will include for-rent residences with top-notch amenities, contemporary design and engaging resident programming intended to build community and foster connections.
“Consistently ranked among the country’s best places to live and work, Gilbert continues to earn national recognition for its exceptional quality of life, making it the ideal setting for this cornerstone development,” said Gilbert Mayor Scott Anderson. “Heritage Park will be a signature piece of the Heritage District, offering a unique blend of dining, retail and residential spaces that will further enrich the area’s vibrant atmosphere. As our northern anchor for now, it sets the stage for future expansion and new possibilities within the district.”
Heritage Park will open in phases, with the first openings anticipated in 2026, followed by NOVEL Heritage Park opening in spring 2027. LGE Design Build, one of the Southwest’s leading design-build construction firms, is spearheading construction. Phoenix Commercial Advisors (PCA) has been appointed to oversee retail leasing activities. For additional information, visit HeritagePark.com.
